How Do You Get a Real Estate Salesperson License in Maryland?
- Complete Your Pre-Licensing Education. Complete Complete 60 hours of approved Maryland coursework. Our coursework includes interactive classes with a wide variety of package options to choose from.
- Pass the Maryland Real Estate Salesperson Exam. The Maryland salesperson real estate licensing exam is administered by PSI, and you can schedule the exam right from their website. Check out the Maryland Real Estate Candidate Handbook for more information.
- Submit Your Fingerprints For a Background Check. Get a criminal history background review by completing the fingerprinting process. For more information about this process, check out the Maryland Department of Public Safety’s Fingerprinting Services page.
- Find a Sponsoring Broker. Next, you’ll need a sponsoring broker in Maryland. This is the final requirement before you can apply for your real estate salesperson license.
- Complete the Application. Finally, you’ll need to apply for your original salesperson license with the Maryland Real Estate Commission.

What to do after your real estate license.
Once your application is approved, you’ll officially become a salesperson. That calls for celebration!
The next step is to complete your initial Continuing Education. There are different requirements for your initial renewal term, known as first time renewal. These are the courses you must complete within your first years of licensure.
After that, you’ll have ongoing CE requirements for each subsequent renewal – or each time you renew your license after your first term. The subsequent renewal CE will stay the same for the life of your license.
You may also desire to upgrade your education to a real estate broker’s license. Here's everything you need to know about both processes.
Maryland Real Estate License Renewal
All real estate salespersons and brokers must renew their licenses every two years by their license anniversary. To do so, you’ll need to meet Maryland’s CE requirements, pay the renewal fee, and submit your license renewal application.
Maryland Continuing Education Requirements
In Maryland, brokers, associate brokers, and salespersons must complete 15 hours of Continuing Education biennially, which means every other year.
Maryland updated their specific requirements in October 2023. The hour requirements are the same, but the courses are a little different.
Salespersons and associate brokers licensed prior to October 2023 must complete the following courses:
- 3 hours of Legal and Legislative Update
- 1.5 hours of Fair Housing
- 3 hours of Ethics
- 4.5 hours of Electives
- 3 hours of Brokerage Relationships and Disclosures
Salespersons and associate brokers who have received their license after October 2023 must complete the following courses for their first renewal:
- 3 hours of Contracts
- 3 hours of Principles of Brokerage Relationships and Disclosure Requirements for Sellers
- 3 hours of Principles of Real Estate Practice
- 3 hours of Property Management and Landlord and Tenant Laws
- 1.5 hours of Professionalism
- 1.5 hours of Real Estate Financing
After the initial renewal period, salespersons and associate brokers must complete the following courses for each subsequent renewal:
- 3 hours of Legal and Legislative Update
- 1.5 hours of Fair Housing
- 3 hours of Ethics
- 3 hours of Brokerage Relationships and Disclosures
- 4.5 hours of Electives
Brokers and managers licensed prior to October 2023 must complete the following courses:
- 3 hours of Legal and Legislative Update
- 1.5 hours of Fair Housing
- 3 hours of Ethics
- 3 hours of Brokerage Relationships & Disclosures
- 3 hours of Supervision
- 1.5 hours of Electives
