How Do You Get a Sales Agent License in Texas
- Complete Your Pre-Licensing Education. Complete 180 hours of approved Texas coursework. Our coursework includes six 30-hour interactive classes with a wide variety of package options to choose from.
- Pass the Course Exam. Finish all the course materials, meet the minimum time requirement, and pass the practice exam. Remote proctoring is available.
- Texas Real Estate Salesperson Examination. You will have four hours to complete a 125-question test that covers both state and national requirements, which requires answering 56 out of 85 questions correctly on the National examination, and 21 out of 40 correctly on the State examination. - Find a Sponsoring Broker. Next, you’ll need a sponsoring broker. This is the final requirement before you can apply for your real estate sales agent license.
- Complete the Application. Finally, you’ll need to apply for your sales agent license with the Texas Real Estate Commission (TREC).

What To Do After Your Real Estate License
If you follow these steps and your application is approved, you’ll officially become a sales agent. That calls for celebration!
Eventually, you’ll need to complete your SAE and Continuing Education. You may also desire to upgrade your education to a designated broker’s license. Here's everything you need to know about both processes.
Texas Real Estate License Renewal
The CE requirements are the same for both brokers and sales agents. Both must renew their licenses every two years by the end of the month in which their licenses were initially issued. Note: If you have been made a supervisor by your broker, you must also complete the 6-hour broker responsibility course as a mandatory part of your 18 hours of CE.
A renewal notice will be sent out about 90 days before your expiration date. Until you receive this notice, you cannot renew your license.
Brokers and sales agents can renew their licenses up to six months after the expiration date. After six months and up to two years past the expiration date, you can apply for reinstatement of your license. But after two years past the expiration date, you will be required to reapply and pass the state examination again.
According to the Texas Real Estate Commission (TREC), you can renew your license on inactive status without completing your CE. However, you can’t engage in real estate brokerage activity with an inactive license.
Texas Continuing Education Requirements
Sales Agents & Brokers
The TREC requires all real estate brokers and sales agents to complete continuing education. You must complete 18 credit hours of mandatory and elective CE, consisting of:
- 11 mandatory hours
- 7 non-legal/elective courses
If you are renewing for the first time, active or inactive, you must have 270 qualifying real estate course hours. These hours must include the 30-hour Real Estate Brokerage course to renew.
*It’s important to note that if you have been made a supervisor by your broker, you must also complete the 6-Hr. Broker Responsibility Course as a mandatory part of your 18 hours of CE. This course is for supervising brokers only. If you are a sales agent or regular broker, you don’t have to worry about it!
